Realtor and CPA here. Every month I pull the Tooele County numbers so you don't have to. Here's what happened in October 2026, and what it means if you're thinking about selling.
The short version: prices went up, but a lot fewer people listed, and homes are taking almost three months to sell. Priced right still sells. Here's the math.
The October numbers for Tooele County
Median sale price: $475,000 (up 5.0% from $452,500)
Average sale price: $486,871 (down 5.4% from $514,677)
New listings: 123 (down 33.5% from 185)
Pending sales: 117 (up 0.9% from 116)
Closed sales: 77 (down 13.5% from 89)
Days on market until sale: 80 (down from 84)
Percent of original list price received: 96.4% (up from 95.3%)
Homes for sale: 452 (down 10.0% from 502)
Months of supply: 5.9 (up from 5.6)
Fewer sellers, same number of buyers
This is the story of October. New listings dropped by a third, from 185 to 123. But pending sales held steady at 117. Buyers are still out there. There's just less for them to choose from.
That's part of why the median price rose 5% to $475,000. The average price fell, which tells me fewer high-end homes sold this October than last.
For the full year so far, the median is flat: $464,900 in 2026 vs. $465,000 in 2025. So October's jump is a good month, not a new trend.
Homes are taking longer to sell
The median home took 80 days to sell in October. Year to date, it's 77 days, up from 65 last year.
And there's 5.9 months of supply. That means if no new homes listed, it would take almost six months to sell everything on the market. Buyers have time to shop and compare.
Here's the math on 96.4%
Sellers got 96.4% of their original list price. That number includes price cuts, so it shows what overpricing costs.
On a $490,000 original list price, 96.4% is $472,360. That's $17,640 less than the first price on the sign. And concessions and repairs come out after that, before you see what you actually keep.
What it costs buyers right now
The 30-year rate was 7.24% the week ending October 29, per Freddie Mac. A year ago it was 6.17%.
On October's median of $475,000 with 20% down, principal and interest runs about $2,590 a month. Last October, the median home at last year's rate ran about $2,210. That's roughly $380 a month more.
Buyers feel that $380. It's why they take their time, and why overpriced homes sit.
What this means if you're selling
1. Low competition is your opening. With a third fewer new listings, a well-priced home stands out.
2. Price it on recent sales, not hope. Homes that start too high lose their first weeks and end up with a price cut.
3. Plan for a longer timeline. At 80 days, build your move around about three months, not three weeks.
4. Know your net and set your bottom line first. Sale price minus payoff, commission, title, and concessions. Decide the lowest net you'll take before the first offer shows up.
Sometimes the answer is "not yet." If the numbers say wait, I'll tell you.
